This new apartment house is situated at the crossing of F.R.Faehlmanni and J.Vilmsi Streets in Kadriorg.
Exterior of the building departs from preferencies of the client and from desire to melt the building seamlessly with its surroundings. We have looked for traditional and time proven solutions in the area in order to mitigate the new building with rather large scale apartment houses accross the street and with smaller dwellings near by.
To stress the traditionally typical solution of the buildings at the street crossings, the entrance into the common area on the lowest floor has been orientated towards the intersection, marked by a few steps in front of it and by covering cantilevered balconies above it. Unfortunately the current planning document of the plot does not permit the use of ground level rooms as space for small size businesses or offices. However, we believe that should the legal documents regarding the building right of the property change in the future, such a small commercial space would enhance the living environment in Kadriorg.
Slightly recessed main entrance faces J.Vilmsi Street. According to the master plan of the area, the facades on the uppermost floor have been pushed back and thus provide roof terracces for two apartments on the third floor.
